Guaranteed Buy-Back

Protecting your investment is central to our Life Lease model. At the Village, we guarantee to buy back your home within nine months of notice, providing peace of mind amid changing health needs or market conditions. While our private market for Life Lease homes remains strong, our dedicated team manages all refurbishments and marketing, ensuring a smooth, worry-free transition upon move out.

Life Lease Occupancy Fees

Residents pay a monthly fee that covers a comprehensive range of services and supports, designed to make life at The Village as convenient and worry-free as possible. This includes: contributions to our capital reserve fund, snow removal and lawn care, maintenance of both internal systems and the exterior building envelope, property taxes and access to amenities, services, and wellness programs.

Equity Preservation

When it's time to move out, residents receive their original purchase price plus (or minus) 50% of any change in the home's value, minus applicable fees. To ensure fairness, an independent appraiser assesses the home's value once notice is given, setting the price for the buyback. This approach offers a balanced return, sharing both the risks and rewards of market changes. Life Lease values typically reflect local property trends, and our appraisal-based pricing helps protect residents from dramatic market fluctuations.

Our equity preservation model offers adults over the age of 55 the right to occupy a Suite or Villa, while being part of a vibrant adult community in the heart of Uptown Waterloo. Unlike real estate, you will not be subject to land transfer taxes and the responsibilities that come with maintaining a home. You will pay a monthly fee which is a blend of costs related to services, maintenance, property tax and capital reserve fund contributions. Our buyback guarantee provides assurance that when you are ready to vacate, the unit will be bought back or leased to a new occupant within 270 days.
